How Do I Calculate What Size Mini Split I Need?
To calculate mini split size, multiply the room's square footage by about 20–25 BTU per square foot to get a baseline, then adjust for the conditions in the room. For example, a 600-square-foot living room at 22 BTU/sq ft works out to roughly 13,200 BTU, which rounds to a common 12,000–18,000 BTU unit. The U.S. Department of Energy recommends increasing capacity about 10% for very sunny rooms and reducing it about 10% for heavily shaded ones, adding roughly 600 BTU for each occupant beyond two, and adding about 4,000 BTU for a kitchen. Square footage gets you close, but it ignores insulation quality, ceiling height, and window area — which is why the most accurate method is a Manual J load calculation, the industry-standard sizing procedure published by the Air Conditioning Contractors of America (ACCA).
What Factors Change the Size You Need?
Two rooms of the same size can need different mini split capacity. The biggest factors are:
- Ceiling height — capacity is really about air volume, so ceilings above 8 feet raise the BTU needed.
- Insulation and air sealing — a tight, well-insulated room holds temperature and may need less; a drafty older Baltimore rowhome may need more.
- Sun exposure — south- and west-facing rooms with strong afternoon sun run hotter (the DOE suggests roughly +10%).
- Windows — large or single-pane windows add cooling and heating load.

Multi-zone sizing isn't simply additive: condensers are rated for a maximum total capacity, and a good installer accounts for how many zones run at once, since they rarely all peak simultaneously. Oversizing the outdoor unit "to be safe" is a common mistake that leads to short-cycling and poor humidity control. Sizing a Baltimore Row Home

For an attached one-car garage, a 9,000–12,000 BTU unit is typical; a two-car garage generally needs 18,000 BTU, and a workshop with equipment or a three-car bay can need 24,000 BTU or more. Uninsulated walls, a large garage door, and a concrete slab all pull heat out in winter and let it in during summer, so the square-footage rule alone will undersize the space. Mobile and manufactured homes are similar — thinner walls and roofs raise the load. If you plan to insulate the garage first, size the unit for the finished, insulated condition rather than the current one.
Is It Better to Oversize or Undersize a Mini Split?
Neither — the goal is to size it correctly, not to round up "for safety." An oversized mini split cools the air too quickly and shuts off before it removes humidity, a pattern called short-cycling that leaves the room cold and clammy, wears the compressor, and wastes energy. An undersized unit runs constantly, struggles to reach the set temperature on the hottest or coldest days, and still drives up your bill. Right-sizing matters more with mini splits than with old central systems because their inverter compressors are designed to run long, steady, efficient cycles at partial capacity.
